Application Fees for potential tenants

All applicants over the age of 18 years that will be residing in the property will need to pay a fee, have references obtained for them and sign the tenancy agreement.

Application Forms

Once we have received the completed form and application fee, the property will be withdrawn from the market pending references. This usually takes a week to get references back, and if all is satisfactory, a move in date can then be agreed.

Tenancy Deposit

The equivalent of six weeks rent is held as a security deposit during the tenancy, to cover, if need be, the costs of cleaning, any repair works (that were down to the tenant) at the end of the tenancy, if the property is not left in a satisfactory condition.

Reaston Brown act as 'stakeholder' between the landlord and the tenant, and would look to reach an agreement between both parties before the full refund of the deposit, or any deductions from the deposit took place.

Reaston Brown are signed up to the Tenancy Deposit Scheme (TDS) which means that in the event of an unresolved dispute or stalemate over the allocation of the deposit, it can be referred to the scheme for a prompt, independent, third party adjudication - so providing a resolution which is fair to both landlord and tenant.

General Information

On the move in date, i.e. the commencement of the tenancy, you will be required to read through, initial the bottom of each page, and sign the legally binding agreement. You will also be required to pay the security deposit and one month's rent. You will then be handed keys for the property and be able to move in to your new home. You will be given the landlords bank account details to set up a standing order for future monthly rent payments, and will be required to bring in a copy of the standing order as proof.

Once you have moved into the property, we advise you to make a note of all meter readings for your own records, though either the landlord or the agent will also take meter readings at the start of your tenancy. Depending on which management service the landlord has chosen, you will either contact the landlord directly, or the agent, if you have any concerns or problems to report during your tenancy.

Towards the end of the tenancy, you will be contacted by the agent to find out if you wish to renew your tenancy for another term, or whether you wish to vacate. Should you wish to vacate the property, you must be willing to allow the agent access to the property, within the last month, to accompany potential new tenants to view (you will always be given at least 24 hours notice of any appointment).

You must then vacate the property on or before the last date of the tenancy agreement, leaving the property in a clean condition, having removed all your personal effects and any rubbish. If it is in your agreement to have the carpets professionally cleaned, this must be done before the end day of your tenancy, or you will be charged rent per day until it is completed. If any rubbish or personal effects are left in the property, you will be charged for its removal.

Providing the property is left in a satisfactory condition after you vacated, you should expect to receive the security deposit cheque within 7 - 10 working days of your departure.
