Holding Deposit 1 week’s rent (calculated as monthly rent x 12 ÷ 52)
If you or any associated tenant misrepresent yourself or provide false information which causes the referencing process to fail or fail provide referencing information within 15 days of agreeing to rent the property your holding deposit may be forfeit
The holding deposit will be used as part of your first months rent.
5 week’s rent (calculated as monthly rent x 12 ÷ 52 x 5) for tenancies of less than £50,000 PA.

Possible Additional Costs
Late Payment of Rent
Interest is charged on rent arrears at a rate of 3% above the Bank of England’s base rate from the date the rent falls is due, until the date it is paid and can be levied from day 15 onwards.
Lost Keys & Security Devices
Charged at cost price of the replacement item/s.
There may be additional rent payable if a landlord agrees to accept a pet up to a maximum of £15.00 per week.
Early Termination of Tenancy
If the tenant wishes to end their tenancy early and the landlord is agreeable the tenant will cover the landlord's costs in re-letting the property. Referencing fee, find only fee of 8% + VAT (9.6% inc VAT) for the remaining term of the tenancy, inventory and check out fees, plus the amount of rent owing until the new tenant moves in. Liability for Payment of utilities, communication services, TV licence and Council tax falls to the
tenants unless specifically stated otherwise.
